Reliable Air Pros works almost entirely on equipment that has already spent a decade or more in service. Those systems are worth maintaining. They are also more likely to present with something other than an obvious failure, which is why the first part of every job is measurement.

We check airflow before we check refrigerant. A system that is starved for air will show low pressures and a satisfied superheat reading, and charging it will not fix anything. Reading it in the right order saves people from paying for work that was never the problem.

Maintenance notes

On the seasonal visit

Routine indoor unit service. Filter, coil, and drain are checked in the same visit.

Thermostat

Mechanical thermostats drift over the years and cycle the equipment too often. If the outdoor unit never seems to run for long, start here.

Outdoor unit

Clear leaves and debris from the coil and keep two feet of clearance. A blocked outdoor coil reduces the system’s ability to reject heat.

Indoor unit

Check the filter on a schedule and keep the access panel closed. Unfiltered return air carries dust straight onto the evaporator coil.

Drainage

A blocked drain line puts water in the pan and eventually on the floor. Outside, a small piece of insulation on the line keeps it from freezing.

Ductwork

Crushed flex ducts and disconnected returns starve rooms of air. If only the main floor cools, the ducts are worth a look.

Service records

Keep the readings from each visit. When a fault repeats, the numbers from the last appointment shorten the next diagnosis.
